A 17th century building with planning permission to create a hotel is for sale in Newmarket.
The Rutland Arms Hotel is a Grade II listed Georgian building and has been put on the market by Paul Hubbard for £2,250,000.
The sale of the property includes planning permission for a 72 en-suite bedroom hotel.

The current owners brought the property back in 2018 but are now selling the hotel as they are no longer in a position to progress with the project.
Land at the rear of the hotel was acquired for the development of a new building which will house 44 of the bedrooms, with the remaining 28 bedrooms located in the existing building.

Other facilities will include four meeting rooms, a large open plan bar, a courtyard terrace, a high-end restaurant, event space, and staff facilities.
More details of the property including floorplans and financial projections are available upon request from Paul Hubbard.
