New 73-bed care home to replace former van dealership

A new care home with 73 rooms is set to be built on the site of a former van dealership, in Uppingham Road, just outside Leicester. The Cinnamon Luxury Care project has just had its funding confirmed, with the home expected to cost around £17 million.

The project is expected to be finished by August 2026, providing extra spaces in an area with a "significant shortfall in quality care homes", according to financers Puma Property Finance. The home, which received planning permission from Harborough District Council back in June, will include en-suite wet room facilities for all residents, a cinema, dining areas and sitting rooms, a hair salon and a café.

It will be constructed in Thurnby, near to Coles Plant Centre, in Uppingham Road. The site previously hosted a van showroom and, before that, a petrol station.

Puma said in a statement: "The new home will address the significant shortfall of care beds in the local area. The majority of care homes [in the area] are 20-30 years old with a lack of wet room provision. Construction is set to begin in December 2024 and the care home is expected to reach practical completion in August 2026."

Tony Throp, director of Puma Property Finance, added: “With just 14,500 care beds having been delivered since 2020, there is still a huge need to deliver new, quality care homes that can help support the ageing population. We’re looking forward to working with Cinnamon Care Group and building on this relationship in the future.”

Stuart Norris, commercial director of Cinnamon Luxury Care, which will own the building, added: "There continues to be an urgent need across the UK to deliver good quality care homes and developing this existing brownfield site in an area that has a significant shortfall in care beds will go one step towards addressing this need.”
