The Bakersfield: Nottingham pub set to be demolished as plans for 21 homes tipped for approval
A disused pub could be torn down to make way for new homes as officers have recommended the demolition plans for approval. On Wednesday, September 18, the planning committee at Nottingham City Council will decide the future of The Bakersfield, a pub on Oakdale Road, Bakersfield.
The applicants want to demolish the pub, which has been out of use since 2021, and build 13 houses and eight one-bed supported living apartments in its place. These homes will be a mixture of semi-detached and detached family dwellings with parking, and the development will be accessed with a newly adopted road.
Hockley Developments Ltd, which constructs supported living for vulnerable adults, owns the former pub site. The company has previously said that its plans were an opportunity for a new residential scheme in the area, which would "improve the character, housing mix and quality of the space."
Planning documents suggest the condition and appearance of the pub, which was last used in 2021, is poor and "detrimental to the local residents".
It was hoped that the application would have been decided before February 29, 2024, but an extension was agreed with the applicant to September 30, 2024. The recommendation has now been made that these plans are granted approval subject to conditions.
Some concerns had been initially raised by nearby residents regarding access to the park area, which is north of the former pub, with fears that opening up access could lead to anti-social behaviour in the area and make it less secure for those using the site.
Other concerns were raised with the plan for neighbours' boundary fences or walls to be replaced with bushes and over a potential loss of light for the medical centre which is to the east of the site.
