Construction underway for new KFC and Five Guys in Leamington

Two major fast-food outlets will soon be opening in Warwickshire. Five Guys and KFC will be heading to Leamington Shopping Park.

Work is currently under way for the two new drive-thru restaurants on Tachbrook Park Drive in Leamington Spa. Both units are quickly taking shape and will open later this year, it is understood.

KFC and Five Guys will be replacing Frankie and Bennys, which stood empty for six years before being demolished in June 2024. Plans revealed that the two drive-thrus will open 24 hours a day from Monday to Sunday.

Signs have already gone up for the new Five Guys. However, an exact opening date is yet to be confirmed.

CoventryLive understands the opening of KFC and Five Guys will create up to 60 jobs. Plans for the new fast-food restaurants were signed off by Warwick District Council in 2023.

KFC was previously based at Leamington Shopping Park but closed in 2015. It was demolished in 2016 but will be making a return this year, with an opening date yet to be revealed.

A spokesman for KFC said: “We are always looking for new KFC locations to reach our fried chicken fans, which is why we are so excited to be opening a new restaurant in Leamington Spa. We cannot wait to get settled in and bring new jobs to the local community.”

Warwick District Council also approved the installation of a new set of EV chargers at Leamington Shopping Park. Plans showed that 12 spaces were due to be built next to KFC and Five Guys, but issues getting power to the chargers have meant they have had to be relocated.
