'Cosy' Eastwood town centre pub with beer garden goes up for sale for £325,000

A pub in Eastwood town centre has gone on the market for £325,000. The Wellington Inn, on Nottingham Road, boasts a beer garden, shows the football and hosts regular live music indoors.

The "cosy" Greene King establishment, situated near Eastwood library, is popular with locals and features welcoming red patterned carpet and warm sofas. There are outdoor tables to the rear seating approximately 20, as well as a car park for a small number of vehicles.

There are also a further six tables at the front of the patriotic boozer, which sports an England flag from its front wall. Upstairs, the property incorporates four bedrooms for domestic living.

Open from 10am each day, the pub is described by estate agents Everard and Cole as "a two-storey brick-built detached property of painted elevations beneath a pitched tiled roof, with single storey brick-built flat roof extensions to the rear."

The description adds that "the property briefly comprises front entrance porch providing access to the open plan single Bar, with wood panelled bar servery, upholstered perimeter seating, fireplace with wood-burner and seating for approximately 60."

As well as W.C toilets, the pub also has a semi-commercial catering kitchen situated to the rear of the bar, a basement beer cellar and an exterior store room. Currently, the pub does not serve food but does have the capacity for it to be introduced.

The domestic accommodation comprises a large lounge, domestic kitchen, an office, two double bedrooms, two further bedrooms and a bathroom. The property's overall plot stretches a quarter of an acre plot with outdoor seating space for a total of 68 people.
