Decision due on 120-home development on huge Leicestershire estate

The layout and scale of a huge new 120-home development is due to be decided this week. Outline plans have already been approved, with planning chiefs on Blaby District Council (BDC) set to give the go ahead for the latest phase of the New Lubbesthorpe scheme.

The detailed proposals from Barratt Homes, one of the developers involved in the wider project, looks at the appearance, landscaping, layout and scale of the development. Of the 120 properties on site, 96 will be listed for sale on the open market.

House types and styles for these properties include four one-beds, 32 two-beds, 31 three-beds, and 29 four+ beds. The other 24 homes will be 'affordable', according to the developer, and will comprise four one-beds, 12 two-beds, seven three-beds and one four-bed home. Plans note the houses will be a mix of one, two and 2.5 storeys in height.

Officials on BDC are set to back the detailed plans, but some concerns have been raised. Lubbesthorpe Parish Council, who support the application, has outlined issues with parking in the area from the scheme.

They said: "We currently have issues within the development with residents parking on the road and not using their allocated parking places. With this in mind the houses to the northwest corner have their parking spaces across the private road.

"It is felt that people may not use these spaces and park in front of their houses instead. Can the parking spaces be moved to in front of the houses?"

A nearby resident has also objected to the plans over potential "loss of light and privacy" as well as "excessive noise, increase in pollution" and "increased traffic". They also believe the homes could lead to the "devaluation of property prices" and could even result in problems "such as anti-social behaviour".

If approved, this latest phase of building would sit to the south of the first phase of the New Lubbesthorpe development, and would be accessed off Laxford Lane. The land is currently fields, located to the north of Lubbesthorpe Bridle Road.

A local centre is also under construction at New Lubbesthorpe, with the initial build recently completed. It will house a supermarket, medical centre and café and is expected to be fully completed in the spring.

Ultimately, more than 4,200 homes will fill New Lubbesthorpe when all phases of building are complete. This is expected to be next decade. Health services, shops, eateries and schools will all be part of the development also. As of Saturday, November 30, 2024, 1,148 homes were occupied.

The scheme is due to be discussed at BDC's next planning meeting on Thursday, January 23.
