New details emerge on 120-room hotel planned for Everards Meadows

New details on plans for a hotel to be built at Everards Meadows have emerged. Blaby District Council (BDC) has received the latest application which seeks approval for the major development's layout, design, parking arrangements and landscaping.

The outline plan for the hotel and offices was approved in principle for the area in 2022. Now, applicants Everards Brewery Ltd are seeking approval for further details in their reserved matters application for the hotel which would join the Everards Beer Hall, Rutland Cycling and Jennos Coffee House at the meadows site. Everards Meadows, which first opened in 2019, also has more than 70 acres of open space.

Plans state the hotel will have a total gross floor area of 5,284 sq m and will be four storeys in height. 120 rooms are planned for the building. The ground floor will include front of house areas including a reception and waiting area, alongside 12 guest rooms.

The ground floor will also include 'back of house' areas to help with the running of the hotel, including a kitchen area, linen store and office. On floors one to three, there are plans for a maximum of 36 rooms in total, including two accessible rooms on each floor.

Documents state access to the hotel and associated car parking area will be from the central spine road running through the Everards Meadows site, in the north-eastern corner of the area proposed for the hotel. No alterations are proposed to the Cooper Way/access road junction, or to the B4114/Cooper Way and A536/Cooper Way junctions, plans add.

A total of 120 parking spaces are proposed, including eight accessible spaces and four EV charging spaces. 10 staff spaces and 14 motorcycle spaces are also proposed.

Plans state there are no meeting or conference facilities for external guests, and no bar/restaurant facilities, this is to encourage hotel guests to make use of the existing on-site facilities within Everards Meadows. There are two rooms on the ground floor marked as meeting rooms, which will act as break out space for any on-site guests needing to work, documents add.

Documents reveal that plans for an office area to accompany the hotel will be presented to BDC at a later date.

Speaking in 2022, Councillor Nick Chapman, vice-chairman of BDC's planning committee, hailed the development. He said: “This is an extremely exciting proposal for both Everards and the district, and we were delighted to approve the plans.

"We have worked closely with Everards to get this application to an acceptable position, and we have no doubt that the final product will be as well thought out, and as popular, as Everards Meadows is currently. We’re looking forward to continuing our work with Everards in the future and cannot wait to see the development progress in the coming months and years.”
