Edinburgh set to get huge new housing scheme with more than 800 multi-storey flats

Edinburgh Council planners are poised to approve a huge development as part of the Granton Waterfront regeneration project.

A neighbourhood of 847 net zero homes - including 370 (46 per cent) affordable - may be granted permission at the upcoming Management and Development sub-committee meeting.

The sub-committee has been recommended to approve the application when it convenes on Wednesday, November 20.

The application proposes a massive mixed-use 20-minute neighbourhood at a site 250m east of 11 West Shore Road in Granton.

A mix of one, two, and three-bedroom flats, houses, and colonies are proposed. Buildings will range from four and five-storey flats to three-storey colonies.

Car parking is limited to 211 spaces (25 per cent provision) to allow more space for active travel and public transport provision in line with the site’s net zero goals.

Dedicated cycle infrastructure is planned for the site as well as 1,732 cycle spaces on-site.

Developers say the site will provide “much needed” new homes and benefit the community, namely through adding hundreds of properties to the capital’s affordable housing stock.

Their reports also highlight the neighbourhood’s 10-minute walking catchment that would enable access to proposed green spaces and play parks.

Their full plans envision 3,500 net zero homes along the Granton Waterfront for around 8,000 people. At least 1,225 homes (35 per cent) and later phases include a primary school, a health centre, commercial and cultural space, and a new coastal park.

The proposed development is classed as a ‘major’ development by the Scottish Government and the area which includes the Granton Waterfront was identified as a “national” development in the National Planning Framework.

The proposal received unanimous support from the Granton and District Community Council after public consultations, being lauded as a “gold standard” in consultation with “ the community council and the local residents in the area involved since phase one”.
