The Essex seaside town among the happiest to live which also has the cheapest homes

An Essex seaside town which was once named among the happiest places to live also has the cheapest homes in the county. Often known as one of Essex’s typical holiday destinations, Clacton-On-Sea attracts tourists from all over England as it is perfect for those looking for a fun and affordable family holiday.

However, it is lesser known for being named one of Britain’s happiest places to live while having some of the cheapest property prices in the county. Clacton-on-Sea placed 13th in 2023's national RightMove Top 20 'Happy At Home' index, making it one of the happiest places to live. The results of last year’s study showed that the most important contributors to happiness were feeling a sense of pride, belonging and community.

Access to green space and nature is also important to residents, with those living in a rural area near a national park, or an Area of Outstanding Natural Beauty, more likely to feel happy where they live - and Clacton was one of those. There is also plenty to do in Clacton. The iconic Clacton Pier offers a vibrant array of amusements, from thrilling rides to classic arcade games, making it a hit with families and visitors of all ages.

The town boasts a lively events calendar, highlighted by the Clacton Airshow, which draws crowds with spectacular aerial displays. With easy links by road, train, coach, ferry and plane and the centre of London only an hour or so away, Clacton is also an easily accessible destination.

The town is also one of the cheapest places to buy a property in Essex, as properties in the CO15 postcode Clacton-On-Sea had an overall average price of £239,048 each in the 12 months to the end of May. That’s less than any postcode area in our county with at least 20 sales over the last year.

The majority of sales in Clacton-On-Sea during the last year were detached properties, selling for an average price of £300,239. Semi-detached properties sold for an average of £252,838, with flats fetching £136,808.

Overall, sold prices in Clacton-On-Sea over the last year were 8% down on the previous year and similar to the 2021 peak of £247,807.
