ROCKVILLE, Md. (AP) _ Federal Realty Investment Trust (FRT) on Wednesday reported a key measure of profitability in its second quarter. The results beat Wall Street expectations.

The average estimate of 10 analysts surveyed by Zacks Investment Research was for funds from operations of $1.53 per share.

The company said it had net income of $61.6 million, or 84 cents per share.
The real estate investment trust posted revenue of $224.9 million in the period, which missed Street forecasts. Seven analysts surveyed by Zacks expected $227.9 million.
Federal Realty Investment Trust expects full-year funds from operations in the range of $6.13 to $6.23 per share.
