Flea-Ridden Flat Sells In Three Days Thanks To Hilariously Honest Online Advert

Sometimes honesty is the best policy.

A rubbish-filled flat has sold in just three days after an estate agent was ridiculously up front about its condition in an online advert.

It even fetched more than £20,000 over the asking price, despite coming with mouldy walls, heaps of rubbish and even fleas.

The advert for the two-bedroom flat in Westcliff, Essex, went online on Rightmove on Friday and was sold by Monday for £147,500.

The advert read: “WIPE YOUR FEET ON THE WAY OUT! Not for the faint hearted, this first floor flat is being sold as seen, rubbish and all!

“The property is full of rubbish, there is mould on the walls and I think there may even be some fleas there to keep me company when I carry out the viewings.

“The flat underneath it all is actually okay with two good size bedrooms and a large lounge but the kitchen and bathroom obviously need attention.

“This is all reflected in the price and I am expecting an experienced buy-to-let investor or a brave first time buyer with a bit of vision to snap it up.”

The advert was posted by Rob Kahl, 42, manager of Scott & Stapleton estate agents, who has been an estate agent in Essex for 20 years.

He said: “I’ve been an estate agent for so long I was getting bored of writing the same old adverts and it was very obvious the property needed a lot of work, so I tried to do something different.

“I had 25 viewings in just three days and I think the honesty of the advert helped to sort the wheat from the chaff.”

He added: “The owners could not bear to even go into the house because it was in such a state and they trusted me completely.

“I sold it to a young woman, an owner occupier, who I’m sure is going to do a lovely job repairing the flat.

“The buyer said the advert was refreshing because she was getting tired of misleading adverts. She said it even put a little smile of her face.

“We are always honest with our adverts and hopefully this can help to improve the generally poor reputation of estate agents.

“At the very least I’m glad my advert made people smile.”
