Former pub site transformed as £2.6m development comes to Kirkby
The site of a former pub is undergoing a huge transformation as work progresses on a new £2.6m housing development in Kirkby. Situated where the old Farmers Arms pub used to be, the land on Mossborough Drive will soon have 20 new affordable homes on offer.
The development will include a mix of one and two-bedroom 'cottage-style' apartments, each with its own front door at street level. The homes will be spread across two ‘L’-shaped, two-storey buildings, which will surround a central courtyard with parking and communal gardens for residents to enjoy.
This scheme is Livv Housing's first ever social rent project and was made possible by recent changes to Homes England’s guidance, which enables grant funding for social rent homes in Knowsley.

Last month, the government announced an additional £500 million to deliver thousands of new social and affordable homes and comes ahead of the their 2025 Housing Strategy. The government will set out details of new investment with the aim of supporting councils and housing associations to increase the affordable housing supply.
Yvonne Westhead-Fyles, Director of Development at Livv Housing Group, said: "The Mossborough Drive development, with its charming cottage-style apartments, will breathe a new lease of life into a site that’s lay dormant for some time.
"The area is well connected, and with natural surveillance, the new homes will not only add much needed housing but contribute to the regeneration of Kirkby as a thriving community."
The Mossborough Drive housing scheme is due for completion in summer 2025 and be a welcome boost to Kirkby affordable housing supply, according to Knowsley council. Cllr Tony Brennan, Knowsley’s Cabinet Member for Regeneration and Economic Development visited the site recently and said the project 'aligns' with the local authority's housing strategy.
Cllr Brennan said: "[The scheme] has regenerated a site that has been a blight on the area for a number of years. We welcome the addition of new quality affordable homes in the borough, particularly one- and two-bedroom properties which are in short supply.
"This will help meet the demand in the local area and provide a wider choice for new and existing residents."
