Former Somerset textile mill snapped up at auction

A former textile mill and numerous buildings on grounds of nearly half an acre in Somerset has been taken at auction for £375,000.

Dowlish Ford Mill, at Ilminster in Somerset, was among 180 lots listed in the latest auction being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers. It had a freehold guide price of £350,000 plus and includes a range of commercial and residential buildings.

Senior Auction Appraiser Audrey Smith said: “This was a rare and exciting opportunity to acquire a mixed use freehold site, located in a popular semi-rural area on the outskirts of Ilminster.

"The new owner may have a number of uses in mind, including some form of residential development, subject to the necessary consents.”

The commercial elements of Dowlish Ford Mill comprise two large former mill buildings arranged over two floors, a large single storey workshop/store and a single storey gate house.

The residential element consists of a detached lodge which is in a dilapidated condition. The buildings sit to the outer side of the site, which has vehicular and pedestrian access.

At Wagg Dove, near Langport, Victoria Cottage sold for £179,000 freehold. The detached house has two bedrooms, gardens, a drive with a detached garage and a summer house.

Audrey said: “The property sold just over its guide of £175,000. Bidders clearly recognised the potential for letting or resale post refurbishment, or even demolition and rebuild, subject to all necessary consents being obtainable.” It was auctioned in arrangement with English Homes of Langport.
