Hotel overlooking Everton's new home at Bramley-Moore Dock gets go-ahead

A new five-storey hotel is to be built in the shadow of Everton’s new home at Bramley-Moore Dock after getting the go-ahead from Liverpool Council.

An 80-bed venue will be created on land at Regent Road, Blackstone Street and Fulton Street overlooking the new 52,888-stadium. Sat among a mixture of industrial and warehouse buildings, the site contains a grade II listed building in the form of a former mill.

As part of the designs put forward by applicant Fast Growth Homes (FGH), 32 bedrooms will be situated within the conversion of the listed building and 48 bedrooms within the new build element. The warehouse was constructed around 1850.

It is made of two separate mid-19th century warehouse units contained within a single building. It is an important survival of an early fireproof warehouse design.

Dylan Jones, agent on behalf of FGH, said the site had a long history of housing hotels, citing the former American Hotel which was demolished following a fire in the 1980s. The mill dates back to around 1850 and was originally used to store cotton, corn and animal feed until the late 1970s.

It has since been used by artists as studios and has been vacant for the past five years. Mr Jones added how a campaign had been successful in protecting the site from demolition and a number of key interior features remain including cast-iron door frames and exposed brickwork.

The plans indicate there would be four floors of hotel rooms plus a basement within the warehouse. At ground floor level, a Regent Bar and Fulton Bar have been accommodated on either side of a lounge with reception and hotel entrance in the centre of the Blackstone Street frontage.

Mr Jones said the proximity to Bramley-Moore was the “driving catalyst” for the project and there was a bonus of bringing a listed building back into use. Councillors were given a site visit before the meeting and granting unanimous planning permission.

Chris O’Flaherty, managing director of FGH, said: “Building on our recent successes across the city, we are pleased to receive this planning approval to bring forward a high-quality hotel and leisure development in the Ten Streets district of north Liverpool. We invested in this area of the city a number of years ago and believed then that developments such as our hotel portfolio would promote and support Liverpool’s role as a centre of tourism, culture and major events.”

Paul Lloyd, FGH director, added: “The proposal to retain and convert this listed mill building will secure the long-term future of the building, we always believed that a hotel in this area would provide a complementary use given the proximity to Bramley-Moore football stadium.”
