Huge controversial Leicestershire warehousing scheme on the market

A huge, controversial logistics hub at the edge of a Leicestershire village has gone on the market. Enderby Logistics Hub, off Leicester Lane, has been listed for sale with agent Mather Jamie.

Landowners Drummond Estate and Inverock Trust applied for outline planning permission for the logistics hub in 2019, but were turned down by Blaby District Council’s planning committee in October last year. The scheme attracted hundreds of objections. However, the refusal was unusual in that it went against advice from the council’s own planning department.

An appeal against the refusal was launched in April by the developers, with the Government’s planning inspectorate ruling in their favour and approving the scheme in September. Outline planning permission means permission is granted in principle, with the finer details to be decided at a later stage.

Mather Jamie is promoting the site as having "outline planning permission for over 1.1 million square feet of commercial development consisting of warehousing with ancillary offices and gatehouses, and general Industrial buildings". The agent, in conjunction with Cushman & Wakefield, working on behalf of the landowners, said the 83-acre site - which is the equivalent of more than 47 full-size football pitches - "is ideally positioned within the UK's logistics ‘Golden Triangle'", which refers to "the area in the Midlands that is known for its high concentration of distribution facilities".

Mather Jamie said the hub was situated four miles southwest of Leicester city centre, and close to the intersection of the M1 and the M69. Sales materials describe it as "a prime parcel of land, located on one of the UK’s major logistics corridors".

Martin Ward, director at Mather Jamie, said: “This is a unique opportunity to acquire a significant landholding on the edge of Leicestershire. The Enderby Logistics Hub is projected to generate £200 million for the local economy, creating approximately 2,000 permanent jobs.”

James Harrison, of Cushman & Wakefield, said: “The logistics sector contributes £232 billion annually to the UK economy and directly employs 2.7 million people. Developments like the Enderby Hub play a crucial role in driving economic growth across the UK.”

Prior to the district council's refusal of the scheme in October last year, planning officers said there were no grounds on which it could be rejected because all the concerns raised by opponents could be mitigated, and because employment use was considered acceptable for the land in the council’s own planning masterplan.
