London's cheapest postcode where rooms cost £767 and you can reach Liverpool Street in 30 minutes
While Londoners disagree on lots of things - like whether North or South is better, or the best Tube line - there is one thing that is universally accepted in the capital - it’s ridiculously expensive to live there.
It now costs on average £983 to rent a room in the city according to SpareRoom, with many areas costing much higher. So, of course, anywhere where you can snap up a bargain with good transport links is bound to go down a treat.
SpareRoom has put together a list of the cheapest London postcodes to rent a room in, with several Zone 3 areas featuring. But one area took top spot, being named London’s cheapest postcode for the period of April 1 to June 30 of this year.

In Chingford, renters can expect to pay on average £767 per month for a room, £216 a month less than the London average. And, while Chingford is in travel zone five, the journey from the Overground station to Liverpool Street takes just half an hour.
But more than that, the suburban town of Chingford is a popular choice as it's on the doorstep of beautiful woodlands, home to historical attractions and has a community feel.
MyLondon spoke to Molly, a sales negotiator with Estates East who lives in the Chingford area: “Everyone is really friendly. You have two main high streets, Station Road, coffee shops, normal shops, you also have Chingford Mall which has quite a few shops.
“It's quite quiet really but has good transport links. It's got really good links to Liverpool Street Station, you can get there in about 20-25 minutes. I had no clue it was one of the cheapest areas, in some parts it is, it just depends.”
Best things to do in Chingford
Queen Elizabeth’s Hunting Lodge
Built in 1543, the Queen Elizabeth Hunting Lodge is now a museum where you can explore Tudor history. There you can learn about Tudor food and fashion, and enjoy wonderful views of Epping Forest. They also host private tours of the Hunting Lodge for just £5 per person, while general entry is free of charge.
Epping Forest
Just a six-minute drive north of Chingford lies the beautiful Epping Forest, which straddles the border of Greater London and Essex. It is London’s largest open space, at just over 6,000 acres.
The forest is a designated Site of Special Scientific Interest, filled with wood pastures and plains. Considered an ‘ancient woodland’, the area was once a hunting ground for kings, becoming a Royal Forest in the 12th century under Henry I.
The area is popular with mountain bikers, horse riders and those just looking for a leisurely walk. After all that activity, you can pop into the High Beech Tea Hut for a hot drink.
Memorial Park Chingford
Situated in the town of Chingford, Memorial Park is 3.8 hectares and easily accessible from Highams Park Station. It features fun for the whole family with children’s play areas, tennis courts and a bowling green.
Explore the high street
Station Road is one of Chingford’s main streets, home to many shops, cafes and restaurants. There are places to do regular shopping, like Boots and Co-op, as well as independents like Jo’s Bookshop and The Hanger. If you fancy a bite to eat, you can pop into one of the restaurants or cafes on Station Road. They've got both a vegan cafe and a tapas bar among their offerings.
