Major flood warnings for town and surrounding villages as rivers rise
Major flood warnings are in place for a market town and surrounding villages as river levels rise. There are dozens of alerts across North Wales and north Powys and last night a more serious Natural Resources Wales warning was issued for parts of Pwllheli.
The threat there has been downgraded but this morning a series of warnings have been issued for communities on the Severn and Vyrnwy rivers.
NRW warn of river levels on the Severn peaking at 5.2m metres (above base) later today and say the flooding of properties is "expected".

These are the areas at risk:
(Welshpool) The River Severn from Coed y Dinas Garden Centre to Leighton Bridge, including parts of Severn Farm Industrial Estate and Leighton
The River Severn from Pool Quay to Rhyd-esgyn, including Tirymynach, Rhyd-esgyn Lane and Trederwen Lane
Properties around Buttington Bridge, Offa's Dyke Business Park, and the Green Dragon Inn
River Vyrnwy at Llanymynech
On the Severn warning, NRW said: "River levels are rising. Flooding to property is expected.
"Flooding of low-lying land and roads is ongoing. Impacts are expected to occur today. The A483 at the The Moors Straight, Welshpool and minor roads in the area could be affected by flooding.
"The River Severn in the Welshpool Area at the Buttington gauge is expected to rise until approximately 10pm this evening. The weather conditions are improving. The heaviest rainfall has now cleared this area.
"Technical river level forecast information for those who use it; a peak level between 5.0 and 5.2m is possible this evening."
On Vyrnwy, they added: "River levels are rising again due to overnight rainfall. Flooding to property is expected. Flooding of low-lying land and roads is ongoing. Impacts are expected to occur today. The B4398 near the canal at New Bridge, Llanymynech could be affected by flooding.
"The B4398 near the canal at new bridge, Llanymynech, the A483 between Llanymynech and Four Crosses, just south of Llanymynech and minor roads in the area could be affect by flooding. The River Vyrnwy at Llanymynech is expected to rise until approximately 6pm on Sunday 24th November."
