New map shows Cambridgeshire areas where house prices have fallen or risen

While many parts of Cambridgeshire, and particularly Cambridge, are notoriously expensive for those looking to buy a house, the trend across the county since the beginning of 2023 appears to be one of falling house prices. In the CB2 postcode area covering Trumpington, the average cost of a house has fallen by an impressive 12 percent, while areas like Fulbourn (CB21) and the outskirts of Wisbech (PE14) have seen drops of more than ten percent.

However, this is not the picture across the board. A hefty 32 percent increase in prices has been seen in the PE5 postcode area, which covers Peterborough regions like Ailsworth and Castor. In the PE8 postcode area, covering Wittering and Elton, prices have increased by nearly 13 percent.

Trumpington

House prices have dropped by the highest amount in the CB2 postcode area, which covers west Cambridge, including Trumpington. Here, the average house price between August 2023 and August 2024 was just under £619,400, while the average price between January and December 2023 was around £82,000 (or 12 percent) more - at £701,400.

Trumpington is a quiet village known for its pretty meadows, although it has also been pointed out as an area of inequality over recent years.

Ailsworth

Peterborough areas like Ailsworth and Castor fall under PE5, where house prices have risen by the largest percentage in the county - at just under 32 percent. The average price over the 12 months to August 2024 was just under £613,300, more than £100,000 higher than the average price last year - just over £465,600.

Ailsworth is a small conservation village, characterised by limestone buildings, some of which are listed. While it does not have a pub, the region offers a shop, a coffee house, a dentist, a medical centre and a tennis club.

Central Cambridge

CB1 includes central and southern Cambridge, as well as parts of Teversham. Here, average house prices have risen by over six percent.

The average house price in the year to August 2024 was almost £568,000, while the average price last year was just over £534,700.

Girton

CB3 covers northwest Cambridge and Girton. In this region, house prices have increased by just over nine percent.

The average house price for the 12 months to August 2024 was almost £859,400, whereas the average price last year was just under £787,700.

King's Hedges

CB4 covers north Cambridge regions like King's Hedges and Chesterton. In this area, house prices have dropped by just over one percent.

The average house price for the year to August 2024 was over £499,400, whereas the average price last year was just over £506,000.

Fen Ditton

CB5 covers east Cambridge areas, including Fen Ditton. Here, the average price of a house has decreased by almost four percent.

The average price in the 12 months to August 2024 was just under £547,200, while the average price last year was just under £568,500.

West Ely

CB6 includes west Ely, Little Downham and Aldreth. Here, the average house price has fallen by nearly seven percent.

The average price for the 12 months to August 2024 was just under £350,700, while the average price last year was nearly £376,100.

Ely city centre and surrounding areas

CB7 includes Ely city centre, east Ely, Isleham, Prickwillow and Soham. House prices have fallen by just over one percent in this region.

The average house price for the 12 months to August 2024 was around £348,300. The average house price last year was just over £352,700.

East and south Cambridgeshire

CB8 includes areas of east and south Cambridgeshire such as Ashley and Dullingham, alongside parts of west Suffolk. Here, house prices have fallen by almost five percent.

The average price in the year to August 2024 was nearly £380,600, whereas the average price last year was just over £400,500.

Ickleton

CB10 includes regions of south Cambridgeshire such as Ickleton, alongside areas of Essex like Saffron Walden. The average house price has dropped by less than one percent here.

The average price in the 12 months to August 2024 was nearly £548,300, while the average price last year was more than £551,500.

Fulbourn

CB21 encompasses areas of south Cambridgeshire such as Fulbourn, alongside regions of Essex. House prices have fallen by an average of more than ten percent here.

The average price in the 12 months to August 2024 was just under £499,900, while the average price last year was around £557,300.

Great Shelford

CB22 includes areas of south Cambridgeshire like Sawston and Great Shelford, alongside some regions of Essex. In this postcode area, house prices have dropped by just over three percent.

The average price during the 12 months to August 2024 was nearly £577,200, while the average house price last year was just under £595,200.

Cambourne

South Cambridgeshire regions like Cambourne and Barton are included in CB23. Here, house prices have fallen by almost two percent.

The average house price in the year to August 2024 was around £459,800. The average price last year was just over £468,900.

Histon

CB24 includes areas of south Cambridgeshire like Cottenham, Milton, Histon and Northstowe. House prices have dropped by just over one percent here.

The average price in the 12 months to August 2024 was just under £436,100, while the average price last year was £442,100.

Waterbeach

South Cambridgeshire and East Cambridgeshire regions like Waterbeach, Swaffham Prior and Landbeach are encompassed in CB25. Here, the average house price has decreased by just over one percent.

The average price for the 12 months to August 2024 was nearly £427,700, while the average price last year was around £432,700.

Peterborough

PE1 includes regions like Peterborough and Eastfield. Here, house prices have fallen by nearly three percent.

In the 12 months to August 2024, the average house price here was just under £201,700. The average price last year was just under £206,900.

Fletton

PE2 includes areas of Peterborough like Fletton and Alwalton. House prices have fallen by almost one percent here.

The average house price in the 12 months to August 2024 was around £251,400, while the average price last year was just over £253,200.

Bretton

PE3 includes Peterborough regions such as Bretton and Longthorpe. Here, house prices have fallen by more than two percent.

The average price in the year to August 2024 was almost £274,900. The average price last year, however, was nearly £281,700.

Gunthorpe

Peterborough regions like Gunthorpe and Werrington are included in the postcode area PE4. House prices have fallen by an average of around two percent here.

The average house price in the 12 months to August 2024 was around £238,000. The average house price last year was just over £242,900.

Ailsworth

Peterborough areas like Ailsworth and Castor fall under PE5. House prices have increased by just under 32 percent in this region.

Eye

PE6 includes the Peterborough regions of Eye and Glinton, alongside areas of Lincolnshire. Here, house prices have fallen by less than one percent.

The average house price in the 12 months to August 2024 was around £317,600. The average price last year was just over £319,200.

Whittlesey

PE7 includes areas in Peterborough, Huntingdonshire and Fenland - including Alwalton, Coates, Stilton and Whittlesey. Here, house prices have dropped by just over nine percent.

The average house price in the 12 months to August 2024 was approximately £270,900. Last year, the average house price was just under £297,900.

Wittering

Peterborough regions like Wittering, Huntingdonshire regions like Elton and North Northamptonshire regions like Barnwell are included in the PE8 postcode area. House prices have increased by nearly 13 percent here.

The average house price in the 12 months to August 2024 was approximately £449,100, whereas the average price last year was around £398,700.

Wothorpe

Regions of Peterborough such as Wothorpe come under PE9, alongside areas of Lincolnshire, East Midlands and North Northamptonshire. House prices have risen by almost five percent in this region.

The average price in the year to August 2024 was nearly £438,500, while the average price last year was just under £417,800.

Wisbech St Mary

PE13 includes Fenland areas such as Wisbech and Wisbech St Mary, alongside Lincolnshire and Norfolk regions. Here, house prices have fallen by just over six percent.

The average price in the 12 months to August 2024 was around £232,400. The average price last year was just over £247,600.

Outskirts of Wisbech

PE14 also includes the outskirts of Wisbech, alongside other areas of Fenland like Elm, and Norfolk regions. Here, house prices have dropped by just over ten percent.

The average house price in the 12 months to August 2024 was just over £276,500. The average price last year was nearly £308,500.

March

PE15 includes areas of Fenland and Huntingdonshire, such as March, Manea, Doddington and Wimblington. House prices have dropped by nearly five percent here.

The average price in the 12 months to August 2024 was just over £254,200. The average price last year was just over £267,200.

Chatteris

Chatteris and Swingbrow fall under PE16. The average house price has dropped by almost five percent here.

The average price in the 12 months to August 2024 was just over £230,600. The average price last year was just over £241,700.

St Neots

PE19 encompasses regions of Huntingdonshire, South Cambridgeshire and Bedfordshire - including St Neots, Buckden, Great Paxton and Little Paxton. This region has seen the average house price fall by just over four percent.

The average house price in the 12 months to August 2024 was nearly £337,400, while the average price last year was nearly £351,500.

Ramsey

PE26 includes parts of Huntingdonshire and Fenland, such as Ramsey, Bury and Pondersbridge. Here, house prices have fallen by just under two percent.

The average price in the year to August 2024 was nearly £318,200. The average price last year was approximately £323,100.

St Ives

PE27 includes the Huntingdonshire regions of St Ives, Holywell and Needingworth. House prices have fallen by just over ten percent in this postcode area.

The average price in the 12 months to August 2024 was approximately £328,000. The average price last year was around £365,000.

Kimbolton

PE28 encompasses Huntingdonshire, Fenland, East Cambridgeshire, South Cambridgeshire and Bedfordshire regions - such as Kimbolton, the outskirts of Huntingdon, Abbots Ripton, Earith, Warboys and Sawtry. House prices have decreased by around nine percent here.

The average price in the 12 months to August 2024 was around £376,800, while the average price last year was £414,500.

Huntingdon

PE29 includes most of Huntingdon, alongside Godmanchester, Hartford and Hinchingbrooke. House prices have fallen by an average of around three percent here.

The average price in the 12 months to August 2024 was £297,300, while the average price last year was £306,300.
