Laura Hamilton, the presenter of Channel 4's popular property show A Place In The Sun, has shared some valuable tips for those considering buying a holiday home. The 42 year old, who recently bought her own holiday home, spoke exclusively to the Mirror about the key things to consider and an important change in recent years.

Laura advised: "I do think it's good to obviously know the area very well and visit there all year round ideally and at different times of the day. Obviously, I know lots of parts of the world because of doing the job that I've done and I have seen them, been there and all that kind of stuff."

She also suggested visiting potential locations at various times throughout the year, saying: "I would definitely say to visit at different times of the year because in the winter months, a holiday resort destination could be completely quiet and it's a totally different kettle of fish then, so I would say do that."

Further advice from Laura included considerations for those looking to buy a property to rent out. She said: "It really depends on what you want to do, are you looking to buy to rent because if you do, and you are looking to buy for rent, you need to make sure that the property you're buying has got a rental licence or at least the opportunity to be able to apply for one. They're tightening up on that now!"

Discussing the changes in holiday home purchases, the expert shared: "Where you could before just buy a holiday home and just let it out, whatever, now you have to apply for a licence, which I think is a good thing."

Laura also shared her enthusiasm about the transformation she's witnessed in parts of Spain, commenting with excitement: "I think since I've started the show I've seen a massive regeneration in certain parts of Spain and I think that's really exciting."

Elaborating on her experience during the pandemic, Laura noticed a positive trend despite the challenges, saying: "Even though with the pandemic, obviously that was tough with a loss of local businesses abroad, I can definitely see since I've started the show, so many parts of Spain have regenerated massively. I think buying abroad has definitely become more of an attractive composition since the pandemic because so many people work remotely and with the bad weather in the UK, you can jump on a plane and be guaranteed great sunshine."
