A HUGE warehouse proposed to be built on the northern edge of Warrington could be even taller than first thought.

Plans have been submitted to St Helens Borough Council relating to the fourth of four enormous industrial units off the M62 at Omega.

This is a reserved matters application seeking approval for appearance, landscaping, layout and scale of unit four, comprising of employment floorspace.

It also covers internal access roads, footpaths, cycle routes, drainage works, associated car and HGV parking and other associated infrastructure.

The application also gives an insight of how the unit, outline permission for which was previously granted, will look through submitted design impressions.

Work is already well-on in terms of building the largest of the four units, which is to be occupied by discount retail giant Home Bargains when complete.

Applicant Omega St Helens Ltd is seeking authority to remove a constraint in approval previously given that would limit the height of the structure to 19m.

If given the green light, this new warehouse, which has a floorspace of 36,928square-metres, could extend to 22m high, towering over units two and three.

The currently vacant site, which has an area of approximately 22.47 acres, forms part of the Omega West development and was formerly occupied by RAF Burtonwood airbase incorporating the landing strip, documents say.

They state: “This reserved matters application seeks consent for delivery of Unit 4, Omega West.

“It is designed to meet demand for facilities of this nature in this area and will be used for logistics purposes.

“The proximity of the proposed unit to M62 junction eight is entirely appropriate to its logistics function, permitting immediate access to major road infrastructure.

“The design represents a creative response to the hybrid parameters and opportunities presented by the site and its function.

“The buildings seek to maintain the high-quality external appearance of Omega Business Park.

“The design of the elevations is appropriate to the location and in keeping with the development as a whole.

“The scale and the size of the new development reflect that of neighbouring properties so that it does not dominate the existing context.”
