Plans to transform Glasgow Yorkhill rail depot into 43 flats given green light

Plans to redevelop a rail depot in Glasgow's west end and transform it into flats has been given the green light.

Network Rail submitted their newest plans to Glasgow City Council in May 2023, for the site at the corner of Kelvinhaugh Street and Sandyford Street in Yorkhill.

An initial application for 49 units across two buildings was submitted at the end of 2022 before being withdrawn. The later bid proposed 43 flats over a single nine-storey building.

Planners have now given permission for the development to go ahead.

In documents contained within the planning application, Network Rail said: "The surrounding area is going through a phase of development with a move away from industrial to residential which the proposal seeks to reflect through the emerging architectural language evident in recent developments."

It continues: "The proposal includes 78 bedrooms, which would require 975sqm of amenity space under CDP 12. As an urban brownfield corner site which requires a development of reasonable scale to help continue existing street lines and establish corner points, the scope for providing this extent of amenity space on site does not exist.

"However, the lack of amenity space being provided on site is mitigated by the location of the proposed development within the flourishing Finnieston area, which has an ever increasing range of services offered in close proximity to the site, as well as being located close by to established high quality amenity spaces of Yorkhill Park, Overnewton Street amenity space, Kelvinhaugh Street Park at Henderson Memorial Church, and Kelvingrove Park. Sporting facilities are also located nearby, with both the Kelvin Hall and Kelvingrove tennis courts and bowling greens within 600m of the site."
