The pretty Kent village named among 'poshest in Britain' where house prices are falling
Ightham in Kent has seen a significant drop in property prices, according to the latest Land Registry data. The TN15 postcode area, which includes the pretty village that's tucked away in the countryside, saw average home prices fall by 20.68 per cent from £727,407 last year to £576,988.
The little-known village, which is situated four miles east of the closest town Sevenoaks and six miles north of Tonbridge, is home to a population of 2,036 as of the 2021 Census. Supporting the trend, Rightmove reports that overall sold prices in Ightham over the past year were 30 per cent down on the previous year.
Despite this downturn, Ightham remains a desirable location and has recently been named one of the poshest villages in Britain. The prestigious list, compiled by The Telegraph, is put together using research conducted by Savills estate agents.

The main reasons given for its 'posh appeal' include the National Trust medieval house Ightham Mote, the Chart Farm Produce shop and the nearby Waitrose. Ightham is one place that's full of British countryside charm and it's up there with other lovely spots like Sunningdale in Berkshire, Kingston-near-Lewes in Sussex, and Henley-on Thames in Oxfordshire.
But more broadly across Kent, Dover is now the cheapest place to buy a home in Kent. Homes in the CT17 postcode area sold for an average of £223,804 each in the 12 months to the end of May.
That’s less than any postcode area in our county with at least 20 sales over the past year. Queenborough, on the Isle of Sheppey, is the next cheapest place in our county to buy a home.
Houses sold for £228,182 each on average in the ME11 postcode area. That’s followed by ME4 (Chatham) with an average home sold for £273,896, CT16 (Dover) with an average home sold for £275,346 and CT8 (Westgate-on-Sea) with an average home sold for £284,969.

Langton Green near Tunbridge Wells has the highest average sale price of any postcode area in Kent to have had at least 50 sales over the past 12 months. Houses sold for an average of £881,593 in the TN3 postcode area.
The TN13 area was the next most expensive place to buy a home in our county. The average home in Riverhead, near Sevenoaks, sold for an average of £845,357 last year.
That’s followed by TN11 (Penshurst, near Tonbridge) with an average home sold for £818,301, TN14 (Cudham, on the Kent border) with an average home sold for £732,000 and TN17 (Cranbrook, near Tunbridge Wells) with an average home sold for £645,114.
