Aspiring business owners in Derby city centre will no doubt view Sadler Gate as one of the most prized streets in the city. Since the pandemic, the historic street has been going from strength to strength as budding vendors look to return the pedestrianised snicket back to its former glory.

In recent months, a number of listings have been noticed on the street including the White Stuff, which closed in June, and 80s Casual Classics, which relocated to a different site on the street. The White Stuff unit remained empty over the summer months after the leading retailer moved to a huge store in Derbion.

The latest listing, at 51 Sadler Gate, housed the beauty and hair salon, Tuckwell and Co, since September before the company bid farewell to the site back in Spring. The Grade II-listed property comprises a four-storey building built from traditional brick underneath a pitched slate roof.

A spokesperson for BB&J, the estate agent managing the property, reads: "This is a prominent city centre retail premises with potential for a mixed-use redevelopment scheme. Internally, the ground floor has been fitted to a good specification and comprises a main retail area (with a newly installed feature staircase), with further retail and storage to the rear followed by toilet and kitchen facilities.

"The property also benefits from a secondary entrance directly to the first floor, accessed via the side passage adjacent, and a basement currently leased to the adjacent Vines Bar." It is also located within the city's Cathedral Quarter Business Improvement District (BID) and is listed with a guide price of £250,000.

A Business Improvement District (BID) is a precisely defined geographical area within which the businesses have voted to invest collectively in local improvements to enhance their trading environment. The Cathedral Quarter BID, alongside Love Sadler Gate - a group formed by the traders on the street - organise events on Sadler Gate throughout the year, often attracting thousands along the road as they celebrate the potential and progress taking place among the businesses.

Back in June, a huge street party was held through a partnership between the Cathedral Quarter and Love Sadler Gate. Hundreds of shoppers crammed the street as a host of attractions took place including live DJ sets, acoustic music, a kid's disco, face painting and ghost stories from Derby's paranormal expert, Richard Felix.
