A prominent city centre office block has been listed for sale. The Hub, on Friar Lane near Old Market Square, is being marketed by estate agents Savills with an asking price of at least £5m.

The large steel-framed building, opposite the Ned Ludd pub, is seven storeys tall and provides views of the city from the upper floors. At the entrance, visitors are met by a concierge and can access the upper floors via a two-person passenger lift or staircase.

Each office is fitted with air conditioning, suspended ceilings with inset lighting, full carpet, wi-fi, dedicated kitchen facilities and toilets in common areas. There's also a refurbished roof terrace for "outside relaxation", according to the building's brochure.

Recently refurbished, the space currently hosts business tenants such as Games Workshop and St. John's Ambulance, as well as Reed in Partnership and Nottingham-based audiologist Hidden Hearing Ltd. On-site car parking is available.

The ground floor, accessible to the public, consist of retail units in a terraced fashion, which are "fitted to the tenant's house style", according to the brochure. Office spaces range from just over 900ft to around 3,500ft.

Rent costs per annum tend to range from £15,000-£20,000 but are as costly as £45,000 or as low as £10,000 with rent per square foot costs ranging from £10.82 to £20.43. Gross rental income is currently £457,366.32.
