South London flat with steep stairs the moment you open front door sold for £8K under expected price
A one-bed Bermondsey flat has sold for £152,000, which will be viewed as a bargain by some considering London's insane house prices. The flat in Camber House was flogged for £8,000 below the minimum expected guideline price of £160,000 to £165,000 at an auction on Friday (November 1).
There is a feature of the home though that may have played a part in why it went for the lower price. The flat in the Winslade Estate isn’t exactly accessible as from the moment you open the front door there’s a steep staircase going down. So if the buyer has mobility issues they will have to spend an almighty sum doing up the flat.
The second floor purpose-built flat also had 115 years left on the lease which began on December 1, 2014. It is also around half a mile from South Bermondsey train station and is served by Southeastern rail. New Cross Gate is also only 0.7 miles away, and is served by the London Overground, which can make commuting far easier.

The flat includes a communal entrance with stairs to second floor level, small lobby, living room (with storage), kitchen, bedroom and bathroom with a toilet. There is gas heating from fixed wall mounted radiators.
Senior Auction Appraiser Russell Hawkes said: “We had strong pre-sale interest from investors, buy-to-let landlords and potential owner-occupiers for this property in a good location. It’s another example of how realistically priced properties will do well at Clive Emson auctions. We are now taking instructions for our December sale if anyone wants to bring a property to market.”
The next Clive Emson auction, the final one of eight this year, goes live on Monday, December 9 and ends on Wednesday, December 11. Closing date for entries of properties is November 18 and the catalogue is available from November 22. See here for more details.
