A beautiful Grade II listed Victorian villa in a bucolic riverside setting in Cornwall has gone on the market for £1.35 million.

Danescombe Valley House is an attractive villa that sits in a prominent position above the River Tamar, on the edge of the village of Calstock.

The house dates from the 1850s and is believed to have been originally built as a fishing lodge for the Ashburton family. From the late 1800s the property operated as a small hotel until 1999, when the present owners purchased it. Since then it has been restored to create a characterful family home.

The south-facing house boasts panoramic views over the river, ancient woodland belonging to the National Trust Cothele Estate and upstream to the village's railway viaduct.

The building has a pretty balcony at first floor level, which is the perfect place to enjoy sunrise with a cuppa and sunsets with a cocktail. With a wooden lattice balustrade, scalloped valance and curved roof, the balcony runs round three sides of the house. Each of the main rooms on the ground and first floor have French windows opening onto the front terrace and balcony.

There's over 3,400 square feet of accommodation, with a reception hall, dining room, sitting room, kitchen and study, formerly the hotel's bar area and still retaining the original bar, all on the first floor.

The spectacular reception room has French doors opening onto the wrap-around balcony offering uninterrupted, breathtaking views. There are two double bedrooms at this level and a three more double bedrooms on the second floor.

The gardens are a particular feature of the property; they've been painstakingly landscaped and planted to create a variety of colour throughout the year, whilst also making best use of the property's unique riverside setting. A network of paths lead through the gardens to a selection of terraces and seating areas, where you can enjoy a range of views of the river and surrounding countryside.

What's more, there's also direct water access with steps leading down to mooring piles, designed to moor a boat of up to 25 feet, making it possible to get onto the water at most stages of the tide.

Savills property agent Chris Clifford says: 'Danescombe Valley House combines character, history and bright spacious accommodation with a spectacular riverside setting and the ability to go boating from your front door.'

The village of Calstock, in South East Cornwall, is set on the banks of the River Tamar, seven miles west of Tavistock and 18 miles north of Plymouth. It's set within an Area of Outstanding Natural Beauty and a World Heritage site.

Defined by narrow streets that climb the side of the Tamar Valley, Calstock offers wonderful views down the river and over the rolling countryside, dominated by a magnificent railway viaduct.

Built in 1907, the viaduct is still in operation today, providing regular branch line rail services from the village station to Plymouth.

The house is for sale via Savills for £1,350,000.
