Welsh Government won't intervene over plans for a major new housing development and link road on the edge of a North Wales town. Ewloe-based Anwyl Homes has been granted planning consent by Flintshire County Council to build 235 new homes in Mold.

The land is located between Gwernaffield Road and Denbigh Road. Under the plans a new highway will be created between those two roads. This will enable Pool House Lane to become a walking / cycling route.

A call-in request was submitted to Welsh Government - asking them to take control of the planning decision. The call-in applicants said that the transport assessment had been inadequate and there were flaws in the Local Development Plan that allocated the land for housing.

They also said any decision should be delayed until a full investigation into the fire at the Synthite chemical plant has been undertaken due to its proximity to the site. They also said the properties would be "overbearing".

But Hywel Butts, Head of Planning Casework at the Welsh Government's Planning Directorate, said: "Given the scale and nature of the proposed development and the extent of its effects, I am content that it does not give rise to issues which are of more than local importance. The scheme is not likely to significantly affect sites of scientific, nature conservation or historic interest, or areas of landscape importance.

"The application does not raise novel planning issues or issue of national security and no other relevant issues are raised. In view of this, I do not consider the application should be called in for determination by the Welsh Ministers and it is now for your LPA (Local Planning Authority) to determine the application as it sees fit."

This means the decision will not be taken out of the hands of the local authority and can proceed once all conditions are signed off.

The 28-acre parcel of land, which is allocated for housing in the adopted local plan, will feature 94 affordable homes alongside 141 private sale homes. Across the development there will be a range of one, two, three and four-bedroom properties. Anwyl are planning start on site later this year, subject to discharging technical and planning conditions.

Phil Dolan, managing director for Anwyl Homes Cheshire and North Wales, said: “Our new development in Mold will deliver a wide choice of house types and designs, including 40% affordable homes, to meet local need. We’ll also be investing in the local area, including contributing more than £37,500 towards improvements at Ysgol Bryn Gwalia as part of the planning agreement.

"Green open space will be a feature throughout site, alongside a play area and multi-use games area, for residents and the wider community to enjoy.
