Huge new Edinburgh neighbourhood to get 60-bed care home with cafe and champagne bar

Permission has been granted for a new 60-bed care home on the outskirts of Edinburgh with a cafe, cinema and private balconies.

The City of Edinburgh Council approved proposals from CCG Scotland and Morrison Community Care Group for the new project near Builyeon Road which is set to form part of a wider South Queensferry masterplan.

According to the care provider's website, work on the development is set to start soon offering residents a wealth of on-site facilities as well as around the clock care and dementia services.

Morrison Community Care also say the home will include a cinema, champagne bar and hair & beauty salon.

The vacant site is currently made up of low-grade grazing land and forms part of the South Queensferry masterplan. The applicant says the development will provide "much needed" care facilities to the area and provide a variance to the wider residential offering within the Builyeon Masterplan.

According to a planning statement previously submitted to council planners, a visitor cafe and library are to be located next to the pedestrian access to maximise visibility and create a central facility for the new community.

There will also be a private garden to provide residents and visitors with a richly planed environment for their own use. The planning statement continues: "As highlighted in the approved PPP, Market research has shown that new care home beds are required in this area. As such, the development provides local provision and avoids those seeking a care home having to move elsewhere, which would result in their relatives travelling longer distances to visit.

"The care home improves the balance of local accommodation diversity by filling this need. The development provides facilities for cycle transport, and as such contributes to the “20 minute neighbourhood."

In February 2022, councillors approved plans for nearly 1,000 homes in the area as well as a primary school, supermarket and other amenities as part of a masterplan which was a decade in the making.

As we reported at the time, approval for a supermarket and a petrol station was also granted as part of the 44-hectare development by Builyeon Road, while plans to build a drive-thru fast food takeaway were turned down after it was argued it wouldn't comply with Edinburgh's environmental policies.

Developers CALA Homes said it plans to invest upwards of £11 million in the community "in addition to the delivery of a new primary school and local transportation improvements".
