Work is under way on a £13m refurbishment of a landmark conservation area office block above two well-known restaurants.

Bruntwood SciTech is refurbishing King’s House, in the St Mary’s Parsonage regeneration area on King Street West. The building is also home to San Carlo restaurant and to Korean restaurant, Koreana, both of which will remain open during the works.

The refurbishment aims to bring new modern amenities into the 38,000 sq ft historic building as Bruntwood SciTech looks to promote the area as an office destination.

When the work is complete, the five-storey building will include 12 workspaces for teams of 12 to 110. It will also include a lounge and breakout spaces, while tenants will be able to access facilities at the nearby Blackfriars House workspace including a “wellness floor”.

Bruntwood SciTech and EPR Architects say the refurbishment will combine original features such as beams and terrazzo flooring with “rustic woods, luxury metals and pattern finishes”.

Bruntwood SciTech is also redeveloping Pall Mall, also on King Street, under a £30m scheme that started construction in February and is set to open next year. Pall Mall will include a state-of-the-art gym, independent cafe, lounge and library space, and roof terrace with panoramic views across Manchester’s skyline.

Joshua Hancock, associate commercial director, Bruntwood SciTech said: “Starting on site at King’s House marks yet another exciting milestone in our plans to enhance and improve our workspaces across Manchester city centre, where we already have major new developments underway both at our campus locations and other city centre innovation hubs, such as Pall Mall on King Street, No. 3 Circle Square, Citylabs 4.0, and most recently, Greenheys at Manchester Science Park.

“Sitting within the St Mary’s Parsonage regeneration area, King’s House will be the first new office development in this area supporting Manchester City Council’s vision of best-in-class employment opportunities within a thriving, sustainable neighbourhood.
