The 20 cheapest and most expensive places to live in Wales have been revealed - with a giant gulf between top and bottom. Online Marketing Surgery and Cardinal Steels created their House Postcode Report, which help rank postcodes in Wales based on their average house price
They used property price data from the HM Land Registry, working out the average house prices for all postcodes in Wales from January 2023 – January 2024. At the very top was LL64 which takes in the seaside village of Rhosneigr on Anglesey. Prices have spiralled here in recent years and now average £625,435 - prices that are pushing many locals out of the market.
Anglesey actually featured eight times in the top 20 - with areas like Beaumaris and Menai Bridge also among the most sought after parts of the country.

At the other end Ferndale in Mid Glamorgan had the lowest average price at £99,001 - the only area still under £100K. In North Wales, Talsarnau (LL47) in Gwyendd had the cheapest prices in the area at £141,00 - closely followed by nearby Blaenau Ffestiniog (LL41) at £145,149.
But Melfyn Williams, from Williams and Goodwin estate agents, said the number of transactions per postcode can skew the figures - as well as the types of property in each area.
He said: "Having spent numerous years as an auctioneer selling properties across North and South Wales, I've had a front-row seat to the ebb and flow of property prices. Thus, the presence of certain lower-priced postcodes in the report doesn't raise my eyebrows. These areas have traditionally sported lower average prices, primarily due to the higher volume of terrace homes - properties that typically fall on the lower end of the value scale.
"However, the report's lack of transaction numbers for each postcode leaves us in a bit of a bind. Without this data, we're left with a distorted view that doesn't quite paint the full picture. Are these lower prices a result of a higher volume of lower-value transactions, or is there another factor at play?
"The property market, much like a house itself, needs to be viewed from all angles. Only by considering all factors can we gain a true understanding of the market's structure. So, while the latest report offers some interesting insights, remember to take it with a pinch of salt. After all, when it comes to property prices, it's not just location, location, location - it's also about transaction, transaction, transaction!
"Anglesey has emerged with eight postcodes securing spots in the top 20, Anglesey has more than other counties, although no Welsh postcodes made it to the UK's top 20. The island's diverse property portfolio, particularly in its charming rural villages, has played a significant role in this achievement. These diverse properties, particularly in lower transaction post codes, may have inflated the average prices, contributing to Anglesey's leading position.
"The property market in Anglesey has witnessed a notable surge in prices in recent years, particularly in the wake of the Covid pandemic. However, the market appears to be entering a phase of stabilisation, with prices now holding steady. Looking ahead, the property market on Anglesey is anticipated to experience a more modest and sustainable growth over the next few years. This is a promising outlook for potential homeowners."
