A beach hut on one of Wales's top beaches has had a price cut. House prices in Wales have been on a downward trend over the last year - so it may be no surprise these coveted pieces of Welsh real estate have also got cheaper.

Principality Building Society said the average house price at the end of March 2024 was £229,263, down by 6.5% from the year before. It is not only the housing market affected with a beach hut on Abersoch's Porth Mawr now on at a reduced price.

There are very few opportunities to snap up the bathing sheds in this part of the world. That rarity factor combined with the well-heeled reputation of the village means these beach huts have reached guide prices of £250,000, more than the average home in Gwynedd.

The latest hut to hit the market went up for sale last November with a guide price of £185,000. But with no one biting at that price it is now on for offers over £150,000 with Beresford Adams.

The agent has insisted there is no overall downward trend - with various factors like location and the condition of a hut determining the prices asked when these sheds go on the market.

For your £150K you get a 18ft by 12ft corrugated hut - with a timber door and balcony. But you're not really paying for the shed with this one of the most sought after seafront locations in the UK.

On the listing, estate agent Beresford Adams said: "A rare opportunity to acquire a freehold bathing hut on the much sought after Abersoch Main Beach, positioned midway between the Golf Road slipway and the Yacht Club end of the beach and a few hundred yards from the Beach cafés and sailing school. The Hut has been in the same family ownership for a number of years being well maintained with corrugated exterior sheeting, double wooden entry doors and a timber balcony. The hut measures 18'x12'.

"A great family location to relax and play on the golden sands and to take in the wonderful views across Cardigan Bay to the St Tudwal's Islands with the backdrop of the Cambrian Mountain Range."

The family have asked for images of the specific hut not to be used.
