'Affluent' village's Grade II pub gets price cut as Heineken bid to offload site

A Grade II Listed pub in an "affluent" North Wales village has had a price cut as Heineken's UK pubco bids to offload the site. The Red Lion Inn in Llanasa, between Prestatyn and Holywell, has been shut since 2020.

Following the closure, Star Pubs & Bars - Heineken's pub arm - said it planned to transform the site into a “premium traditional pub”. As villagers pressed for its reopening the chain continued to say it would bring the site back.

This changed in January this year when they "regrettably" placed the pub up for sale with Sidney Phillips Limited for £350,000. They said: “Like all pub companies we regularly review our estate to ensure we have the right pubs in the right locations. We have now earmarked The Red Lion for sale as part of this process.

"The decision was regrettably made having revisited the costs required to reopen The Red Lion as a leased and tenanted pub. Unfortunately, these now make it no longer viable for our model."

Now they have reduced the price by £25,000 as they seek to find a buyer for the pub with five letting rooms.

The Red Lion was built in the third quarter of the 19th century as a house and was later listed as a public house on the 1871 Ordnance Survey. It was Listed in 2001.

The agent said the pub is located in the "affluent Flintshire village" of Llanasa. It has main bar and a restaurant with 60 covers.

The listing says: "Historic village pub with five en suite letting rooms in desirable Flintshire village. Llanasa is a charming and attractive village in one of the ancient parishes of Flintshire, situated within an Area of Outstanding Natural Beauty (AONB) and a designated conservation area.

"The village lies approximately one mile from the coast between the towns of Prestatyn and Holywell and is popular with walkers and cyclists due to its close proximity to Offa's Dkye, the Clwydian Way and the North Wales Coast cycle path. It is also within easy reach of the North Wales seaside towns of Rhyl, Prestatyn and Talacre."
