With a guide price of just £19,000, although of course likely to sell for more depending on the intensity of the online auction, you are surely expecting a full renovation project waiting for you inside this end of terrace abode in Blaenllechau.

Angie Davey, of Paul Fosh Auctions, which is selling the rundown home via online auction, said: "Although the three bedroom house does require full renovation, once complete, the new owner will be rewarded with a really lovely home in a gorgeous location."

Blaenllechau is a small village that clings to the hillside along the winding Rhondda Fawr valley before the main road through the landscape oars up over the Maerdy mountain to the Cynon Valley and into Aberdare on the other side. From the front door of this house on this road to nowhere there are mountain walks and trails to explore literally at the end of the road where the tarmac stops and the dirt path begins.

The village has a population of less than 1,000 people and has a direct route to neighbouring Ferndale and Tylorstown, leading to Tonypandy and Pontypridd and, eventually about 45 minutes drive away, Cardiff.

Angie thinks that the house could be tempting for an investor as well as an owner occupier, stating that, once renovated, it could achieve a rental in the region of £750 per calendar month.

The house currently has a lounge, kitchen and bathroom area on the ground floor and the three bedrooms on the first floor. Step outside at the rear of the house and the final surprise awaits you - there's a small back garden but it's mainly a steeply sloping plot of land made up of the hillside - the price you pay for the stunning view found at the front of the house.

And if the price you pay for the house at auction is anywhere near the guide price and the renovation budget is kept on track then there could be profit as well as potential to unlock here, with Rightmove reporting, based on Land Registry figures, that properties in Blaenllechau had an overall average price of £133,749 over the last year.

The majority of sales in Blaenllechau during the last year were terraced properties, selling for an average price of £111,406. Overall, sold prices in the village over the last year were 35% up on the previous year and 36% up on the 2021 peak of £98,448.
