New coffee shop drive-thru coming to Bristol retail park

A retail park in Bristol is set to gain a new drive thru after planning permission was granted by Bristol City Council. The new drive thru will be for a “coffee shop” located at Avonmeads Retail Park in St Philips.

The new drive thru will be located in land situated behind the KFC drive thru on the edge of the retail park, on the opposite side of St Philips Causeway to the main area. It is one of three drive thru brands currently at the retail park, the other being McDonald's and Krispy Kreme, which recently stopped in-house production at the site.

The proposed drive thru sits on the overspill car park next to the KFC, which currently consists of 79 spaces. The car park is described as redundant brownfield land due to the belief that the additional car parking spaces, which are not part of the KFC’s own car park, are not needed.

Under the plans which received planning permission on June 24, 41 of the parking spaces will be retained, meaning a loss of 38 spaces. However, two new disabled bays will be installed alongside cycle parking stands.

The coffee shop will operate on a 24-hour basis and will employ a total of 25 staff. Of these staff, eight will be fill time and 17 will be part time roles.

The building will have a “tidy and contemporary appearance” and will utilise high quality materials and the walls will appear dark grey. The building has been designed to have a high level of sustainability with the use of solar panels and ensuring that the materials are thermally efficient.

The developments will need to begin before June 24, 2027, three years after planning permission was granted. No developments will begin until six conditions are discharged, which includes creating a construction management plan, land contamination plan, protective fences are erected around retained trees and the trees are monitored.

Prior to implementation, details of heat pumps and solar panels will need to be submitted. There are 11 other conditions listed in the decision, but nine refer to the pre-occupation period and two relate to post-occupation.

The applicants, Euro Garages Limited, had applied initially for planning permission in May 2023 for the coffee shop drive thru. If the plans do come to fruition, it would mean that there would be two coffee shops at Avonmeads, following Costa Coffee.
