Cornwall planning: Proposal for 20 new houses in Cornwall's largest village

A proposal to build 20 new homes in Cornwall's largest village is among the latest planning applications submitted to Cornwall Council. Every week more than 100 applications are validated by Cornwall Council and we have selected some of the more interesting proposals. All planning applications submitted to the council have to be validated and are available for inspection by the public. Anyone is also allowed to submit comments about the applications - whether in support or objection.

The majority of applications are decided by planning officers at the council under delegated powers. However, some applications will go before elected councillors who sit on planning committees. No dates have been set for when the planning applications below will be determined. They can be viewed by going to the planning portal on Cornwall Council’s website.

New homes on the Rame Peninsula

Housing association LiveWest has applied to build 20 affordable homes, including a new vehicular access, parking, drainage, associated landscaping and infrastructure in Cornwall's largest village, Millbrook on the Rame Peninsula.

A planning statement says: "We believe that the proposal will secure a high quality and sustainable addition to Millbrook, which respects local distinctiveness and is well considered in relation to ecology, hydrology, heritage, landscape and visual impact.

The scheme is located on Southdown Road in Millbrook, which is often classed as the second largest village in the whole country.

Ten new houses in Saltash

Outline application has been submitted with some matters (appearance, landscaping, layout and scale) reserved for construction of up to ten houses in an affordable-led scheme) on land to the east of Moor View, New Road, Saltash.

A planning statement concerning the possible development near Landrake, states: "Although this is an outline scheme we propose a sensitively designed indicative layout which takes into account the constraints of the site. There is every opportunity of providing sufficient off-street parking/amenity and cycle storage, and much-needed affordable housing. There is a desperate need for affordable housing in this parish and across the county as at today’s date."

Conversion of solicitor's offices into sheltered housing

An application states that George Place in Callington consists of a pair of three-story Edwardian houses which up until eight years ago were used as a solicitor’s office. Over the past few years, the building has fallen into a bad state of repair. Positive conversations with regards to redevelopment have been conducted with the local planning authority by past owners but no formal plans have been lodged.

Premier Housing (Premier Care Plymouth) has recently purchased the properties with a view to using them within their existing sheltered housing portfolio, and it is their proposal to convert the building into six two-bedroom flats and two two-bedroom maisonettes.

Five new eco-homes in West Cornwall

Pre-application advice is being sought for five new eco-homes with new access off the A30 at Whitecross, near Penzance. The new dwellings would be detached with at least four bedrooms and two storey in scale with single storey garages attached.

Four new homes in St Dennis

Full planning permission is being requested for four houses all with detached garages, plus access road and associated works at Crown Mine, St Dennis, near St Austell. Outline planning permission for nine properties on the site lapsed in November 2023.

Each of the dwellings would be occupied by members of the same family who are local to the area of St Denis and Whitemoor.

Turning former egg plant into mixed development

A planning performance agreement has been received to convert the former Horizon Farm egg production and packing plant at Tremar, near Liskeard into a shop, meeting rooms, offices, hair and beauty salon, associated works and residential development and extra care facility.

The proposed mixed development site is positioned on the eastern side of Bakers Hill Road with the residential units to the west of Bakers Hill Road, with agricultural land surrounding the site.
