Buying your first home is an exciting prospect, however, it can also be daunting too. From tackling mortgages for the first time to navigating house viewings, it can be difficult for first-time buyers to know where to start.

One of the main factors to consider when buying your first home is choosing which area to live. The average price of property in Greater Manchester is £244,848, according to Zoopla, which many first-time homebuyers will struggle to afford.

Luckily there are some postcodes across the region where house prices are much cheaper than the average, making them ideal choices for people looking to start their journey onto the property ladder.

Our exclusive analysis of Land Registry data has looked at the top 10 first-time buyer hotspots where you can buy a house for less than £200,000. Each of these areas is proving to be popular with more than 150 sales in the last 12 months.

OL8

The OL8 postcode, which covers Bardsley and part of Oldham town, has the cheapest house prices in the region. Over the last year, the average cost of a home was £151,917 across 174 sales.

BL4

Farnworth, Kearsley and parts of Bolton town, covered by the BL4 postcode, are also affordable areas for first-time buyers to snap up a home. The average house price is £166,737, with 211 sales over the last 12 months.

BL3

BL3, which also covers parts of Bolton town and Little Lever, is another first-time buyer hotspot where you can find bargain houses at an average price of around £168,086, based on 351 sales over the last year.

WN2

WN2, which covers a variety of Wigan areas including Abram, Aspull, Bamfurlong, Bickershaw, Haigh, Hindley, Hindley Green, Ince and Platt Bridge, is another affordable area for first-time buyers. The postcode has an average house price of £168,470 across 388 sales over the last year.

WN7

Hope Carr, Landside, Leigh, Low Common, Bedford, Westleigh, Pennington, Higher Folds, covered by the WN7 postcode, are several more Wigan areas where you can snap up a home for much less than the region's average. Properties cost around £169,746 based on 439 sales in the last 12 months.

M46

Atherton, also in Wigan, is another cheaper area for first-time buyers to consider looking. The average house price here is £170,541 based on 209 - with property costs having dropped by 10.9 percent over the last year.

WN3

In WN3, Winstanley and Mesnes are also considered affordable with an average house price of £176,510 across 184 sales over the last 12 months.

M9

In Manchester, Harpurhey and Blackley are cheaper areas to buy a house. The average property here costs around £180,432, based on 188 sales over the last year.

WN5

Higher End, Orrell, Pemberton, Winstanley and Marsh Green are also among parts of Wigan where houses are much cheaper than the Greater Manchester average. These areas, covered by the WN5 postcode, have an average house price of £187,590 based on 325 sales over the last year.

OL10

Heywood in Rochdale is also a good place for first-time buyers to look. You can buy a home for an average of £187,977 here, based on 209 property sales across the last 12 months.
