Huge Lincolnshire farming site spanning 5,000 acres goes on the market for £55m

A commercial farming estate spanning more than 5,000 acres is on the market with a guide price of £55 million. The Sutton Bridge Estate, based near the village of Sutton Bridge in south Lincolnshire, is full of farming, residential and development opportunities, agents marketing the site say.

The site, which amounts to 5,044 acres, includes 4,570 acres of arable land which is all grade 1 and can sustain a diverse range of crops, such as cereals, oilseed rape, potatoes, field vegetables, onions and sugar beet. There are also multiple farm steadings, including crop storage facilities, workshops, general-purpose agricultural buildings, traditional structures and farm offices.

Many tenants are supported across the estate through a variety of short and medium-term Farm Business Tenancies, creating an agricultural rent roll of £1,082,134 per annum. However, the estate's portfolio also includes 33 houses and cottages spread throughout the estate.

These are all in addition to the residential properties included within agricultural tenancies and are all let under Assured Shorthold Tenancies with a current residential rent roll of around £260,640 per annum.

Alex Lawson, head of Rural Agency at Savills, says: "The Sutton Bridge Estate is one of the most important and largest commercial farming enterprises in the Lincolnshire Fens. The multiple leased farms generate a considerable rental income and there is potential for further income generation through the realisation of development opportunities."

The estate is on the market with estate agent Savills and will be sold either as a whole or in four separate lots.
