Popular Wooler pub and hotel put up for sale with £2m price tag

A historic Northumberland coaching inn built in the 1700s is on the market for £2m after the owner announced plans to retire.

The Tankerville Arms in Wooler has been owned and run by the same family for almost 50 years, welcoming locals as well as proving to be a popular stop-off for tourists exploring the county, or travelling to Newcastle or Edinburgh. The main hotel building dates back to the 18th Century when it was originally used by the Tankervilles of Chillingham Castle, to house guests when their castle was full with visiting hunters.

During the 19th century, The Tankerville provided a base for the local excise office and it was also a posting house on the Edinburgh to London route, before the railways took on the role. The popular pub has a lounge bar and two restaurants and over the years it has been expanded to offer holiday lettings.

As well as 17 bedrooms in the main building, a two-storey annex was finished last year to add five cottages, offering 10 more bedrooms between them, with each cottage including a lounge, two double bedrooms, a bathroom, a kitchen, plus smart TVs and wi-fi. The site also includes 1.45 acres of exterior grounds and a beer garden, and it also has outline planning permission for two more properties in the car park.

Marketing materials sent out by agents at North East Commercial Property & Business Agents also detail how the site includes Tankerville Cottages, a pair of semi-detached three bed houses each with private gardens and parking. One of the houses is offered as a private holiday let and the other is currently used by the owner.

Richard Finney, director at the Gateshead based property company, said the the new additions to the pub and hotel have been popular and profitable since opening, and is hopeful a new owner could further expand the hotel to take advantage of growing North East tourism demands.

The owner is looking for offers in the region of £2m for the freehold interest, including the trade items and goodwill, while stock would be available at valuation price.
