An “idyllic” Grade II listed cottage in beautiful country gardens has come up for sale in Langham, near Bury St Edmunds, for offers in excess of £800,000.

Hollywell Cottage dates back to the late 17th century and was originally known as Dormer Cottage – still retaining four eyebrow dormers to the front and rear of the thatched roof.

Selling agent ECR Properties describe the three-bedroom cottage as “full of charm” with additional period features including fireplaces, exposed brick flooring and exposed timbers.

Hollywell Cottage’s oak front door has decorative leaded windows and brick inlays to either side. It opens into a porch which is open-plan to the sitting room and dining room.

The characterful sitting room features a large inglenook fireplace, oak beams, a wooden boarded floor and French doors to the rear garden, while the dining room enjoys an open fireplace, brick glazed flooring and a grand oak staircase that leads to the first floor.

Adjoining this room is the kitchen, which has a red tiled floor and fitted units. A small pantry provides additional storage space and there is also room for freestanding appliances.

Completing the ground floor is a cloakroom with original mullion-style window, hand basin and WC.

The first floor is just as charming, with wooden floors, exposed timbers and bedrooms with vaulted ceilings. Two of the bedrooms are dual-aspect doubles with fitted cupboards and views across the gardens and paddocks, while the smaller third bedroom is currently used as a study. The bedrooms are served by a family bathroom comprising a bath with shower above, vanity unit and WC.

A detached timber building is used by the current owners as a studio and benefits from newly fitted air conditioning, super-fast fibre broadband, a kitchen area with sink and fitted fridge, and a cloakroom with WC and wash basin. It would be ideal as an office for homeworkers or as additional accommodation.

Outside, the property is approached via automated gates and a tree-lined driveway. A large, gravelled area by the house provides parking for several vehicles. The drive continues past the house and on to the studio and the equestrian facilities.

The gardens at Hollywell Cottage are a real highlight, with different areas separated by hedging, pathways and wrought iron features to create a picturesque outdoor space that feels like it could belong to a country manor. There is also an orchard which includes cherry, pear, quince, plum and apples trees. The grounds total 10.16 acres (subject to measure survey).

The brick outbuildings to the rear are currently used as storage and outhouses. ECR Properties noted that “there is great potential to extend the cottage or utilise these outbuildings to further living accommodation”, subject to the relevant permissions.

A range of facilities for horse lovers are also included in the grounds. These include four freestanding stables within a concrete yard, a tack room, wash box and a small all-weather turnout area with post and rail fencing.

The paddocks have recently had new fencing and wrap around the cottage and gardens so owners can admire their animals wherever they are. The grass has even been purpose grown for equine grazing and includes eight different varieties.

Post and electric fencing divides the paddocks and a natural boundary of mature hedges and trees surrounds the outside. There is also a separate gate from the paddocks allowing access to the lane.
