While we all know that living anywhere near the royal streets of Buckingham Palace is likely to set you back a few million, it's actually a Surrey street that's been named the next most expensive.

While Surrey doesn’t have its own palace fit for King Charles III, it might as well in this postcode.

Outside London, Old Avenue in Weybridge, Surrey, had the highest average asking price for properties in 2024 so far, at £2,633,333, the property website found. This compares to £9,633,333.

Old Avenue belongs to the exclusive privately gated community of St George’s Hill. With private golf and tennis clubs and sprawling mansions, some of which were built by master builder Walter George Tarrant in the early 1990s. Others boast an ultra-modern, lavish complex complete with home pools, gyms and saunas.

The estate has surprisingly surpassed the elitist heights of Wentworth Golf Club, also developed by Tarrant. Wentworth has an average house price of £2,122,058, according to Rightmove.

St George’s Hill is fully tucked away, and could easily be missed if you were none the wiser to it. Just a stone’s throw away is Weybridge’s High Street, packed with boutique shops, cafes and restaurants.

Inside the gilded gates of St Georges Hill, according to estate agent Curchods, those living there enjoy CCTV, security and vehicle recognition. The privacy and seclusion offered makes it so attractive for prudent home hunters, particularly the rich and famous.

Celebrities like John Lennon, Elton John and Tom Jones are all known to have lived at on the estate at some point in the past, it’s known as being the Beverly Hills of the UK.

It’s got everything, including a Morrisons and a Waitrose. Additionally, M&S and Tesco are an eight-minute drive away at Brooklands, near Byfleet.

Well connected, the nearest train station is Weybridge, which can transport passengers directly into London Waterloo in just under one hour. It’s also a short drive away from the M25 and the M3.

Weybridge is also not far from Heathrow Airport, roughly 25 minutes, and is around 45 minutes away from Gatwick Airport. Farnborough Airport, known for chartering private flights away from the public eye, is also under an hour's drive away.

Tim Bannister, a property expert at Rightmove, said: “London’s status as the hub of luxury property in the UK remains unchallenged, with Buckingham Gate in Westminster commanding the highest average asking price.

"Although the possibility of buying one of these homes is limited to a very lucky few, there’s clearly a fascination with these prestigious homes as we find they’re often among our most viewed properties on Rightmove.”
