Block of flats, woodland and fixer upper among the properties snapped up at auction

A semi-detached house with structural issues was among the lots in Sussex sold at auction this week after competitive bidding.

Two-bedroom 14 Cleveland Road, Chichester, was among 150 lots in the latest auction held by Clive Emson Land and Property Auctioneers.

The house, near to the city centre, went under the gavel at £232,000 freehold at the firm’s auction which ended on Wednesday, May 1.

Auction appraiser Joe Rocks said: “Although the house requires a programme of upgrading and refurbishment we had very strong pre-sale interest which translated into a flurry of bids.

“Our bidders recognised the huge potential here as two terraced houses in the same road have each sold for more than £430,000 within the last nine months.

“We felt the house was very worthy of the works required and may offer scope to extend, subject to all necessary consents being obtainable.

“Once works have been carried out, it would offer an excellent family home, an addition to an investment producing portfolio or be ideal for resale into the local market.”

Thirteen parcels of land in a strategic location in Hailsham also went under the auctioneer’s gavel. Land north of Mill Road, was sold for £80,000 freehold.

Senior auction appraiser and Auctioneer Richard Payne said: “We were not surprised to see the amount of interest in these 13 parcels of land and associated accessways which extend to 0.5 hectares (1.25 acres).

“Situated adjacent to a major housing development to the north of Mill Road, close to Hailsham town centre, the land is considered suitable for residential development, subject to all the necessary consents being obtainable.”

Originally part of a substantial rectangular parcel of land divided into 87 parcels, the site is on level ground, overgrown and there is a derelict building on the site with access from Mill Road.

A fully let block of flats in Hastings was sold after a bidding war.

Four-storey 34 Cambridge Gardens, offered jointly with Oakfield, was eventually sold for £346,000.

Currently let at £24,108 per annum, the terraced property is arranged as three self-contained flats, all let under the terms of assured shorthold tenancy agreements.

In St Leonards, a two-bedroom terraced house needing refurbishment at 7 Mount Pleasant, was sold for £155,000 freehold after strong bidding.

More than three-quarters of an acre of woodland in a triangular-shaped parcel in Hastings was sold for £10,000 freehold.

The land, adjacent to Underhill in Warren Road, Fairlight, extends to approximately 0.31 hectares (0.79 acres) and is located close to the A21.

A mixed commercial and residential property in Bexhill-on-Sea was sold after a bidding war.

Mid-terrace 43 Western Road, offered jointly with Dyer + Hobbis, was eventually sold for the unusual price of £267,199.

The property is arranged as a ground-floor shop and a four-bedroom maisonette in the upper parts.

End-terrace 104 London Road, Bexhill, a house needing refurbishment, was sold for £170,000 freehold.

The property is arranged over two floors, has double-glazed windows throughout and a gas heating system via radiators.

The next auction, the fourth of eight this year, ends on June 12, with bidding live 48 hours before. Lot entries close on May 20, with the catalogue available from May 24.
