‘Neighbour from hell’ in £1m house attacked residents with walking stick during bitter 10-year feud

Julie Rankine, 54, was filmed on a mobile phone waving her stick at her neighbour over the fence between her £1 million home and theirs in Sutton Coldfield, West Midlands.

Rankine is captured camera repeatedly hitting the fence with her stick, shouting: “Help, somebody call the police.

“You’ve done this all week. Get away from me, I’ve told you. This is ridiculous. The police are coming, get away from me.”

She continues to scream “leave me alone” as she appears to try and hit a man with the stick who is measuring the fence panel from the other side.

Rankine has been told she faces jail after she was found guilty of assaulting three neighbours living next to her gated six-bedroomed detached property.

On one occasion she hit neighbour Caroline Moore in the stomach with her metal walking stick, on another she hit Michelle Kavanagh with the stick and and she also threatened Brendan Kavanagh with an axe.

Birmingham Magistrate’s Court, where she was found guilty of assault and using threatening words or behaviour, heard the attacks took place between March and August last year after a boundary dispute “escalated” into violence.

During a two-day trial, Mr Kavanagh told the court Rankine brandished a 3ft axe during a “tussle” involving a fence panel between their homes.

Divorcee Rankine also attacked Mr Kavanagh’s wife with her metal walking stick last June when they complained about hoardings Rankine had put out, which caused their fence to collapse.

Deputy District Judge Nallathamby Lawrence told the nightmare neighbour: “There was clear physical evidence of injury to all three victims and all three injuries photographed are entirely consistent with the allegations made by the victims.

“The defendant is not a credible witness. Apart from confirming her name, date of birth and address she has not told the truth on any of the details.

Telling Rankine: “You could be sent to prison,” he granted her bail with a condition not to harass, pester or cause nuisance to either of the neighbours until her sentencing on March 22.
