Escape to the Country host Nikki Chapman was left apologising to a house hunter, from West London, after failing to find her the perfect home for a budget of £1 million.

Kate, from Acton, had lived in her property for six years but in 2022 she decided to leave the big smoke in search off a quieter life in the country. The author and writer grew up in rural Ireland but had been living in London for 23 years, and said she loves the capital.

The mum-of-two explained: "It's been great bringing up kids there, but now really feels like the right time to get back to some of what I loved before I moved to London. Some of that peace of getting up in the morning and having a cup of coffee and standing in the doorway with my mind in neutral, listening to the birds sing."

Kate wanted a new property with plenty of light and large open-plan living spaces. It must also have a minimum of three bedroom and an active community nearby.

Nikki and Kate headed to the beautiful Oxfordshire countryside to look around three wonderful properties. But after looking at the first property in Hook Norton, that was on the market for £850k, Kate told Nikki she wanted a home with a rustic feel that wasn't too modern.

The second house in Barford St Michael, worth £865k, didn't match Kate's vision of making it a busy home due to the lack of space as it was "a little small".

The last five-bedroom property that Nikki presented to Kate was in Tingewick and valued at £899k, giving the house hunter food for thought. "It's wonderful", Kate said, "the downstairs and the view and the outside space in just superb. It's really great."

At the end of the episode, Nikki and Kate sat down to discuss their property search. "Well, Kate, what an interesting and very enjoyable, I have to say, travelling around Oxfordshire with you", Nikki said.

Kate replied: "It's been a journey, hasn't it?", as they both start laughing. "It's been incredibly useful and interesting". She also confirmed that she fell in love with Chipping Norton, and "fell right at home there".

However, she confirmed that she hadn't found the right type of home yet and was reminded to "hold out" for what she wants in a home.

Nikki said: "I'm sorry we didn't manage to quite find that property for you, but I'm thrilled that we've managed to help you continue that search, energise your search and also work out what it is you want."

Escape to the Country airs weekdays at 3pm on BBC One and is also available on iPlayer.
