A Grade II listed, detached property in Bawburgh, near Norwich, is on the market at a guide price of £475,000 to £500,000.

This is the first time that Church Cottage has been up for sale since the 1930s.

“The property has endless potential, including converting the large, detached outbuilding into further living accommodation, subject to the necessary planning permission,” said selling agent Russen & Hill.

The agent will be holding an open day at the property on Sunday, July 14, with appointments available between 11am and 1pm. This will be a chance to find out more about the property, which once housed a fish and chip shop in the detached outbuilding.

The three-bedroom property is entered via a porch which leads to the spacious sitting room, with exposed beams and open, red brick fireplace.

A door from the sitting room opens into the kitchen/dining room, which has a range of units, sink and drainer, integrated oven and induction hob, space for appliances and French doors to the rear garden.

There are additional units and a sink and drainer, as well as space for a washing machine, in the adjacent utility room, which leads to a ground floor bathroom.

Stairs from the kitchen and sitting room lead to the first floor, where there’s a landing area leading to all three bedrooms and a shower room.

Immediately to the rear of the property, there’s a raised patio adjacent to the kitchen/dining room.

The cottage sits within a large plot, and mature gardens, including flowers, trees and shrubs, which back onto a stream.

In the grounds, there’s a detached brick-built building once used to smoke fish for the fish and chip shop, which was in the split-level detached workshop.

Today you have to go a little further in Bawburgh for fish and chips – the dish is on the menu at award-winning gastropub the Kings Head.

The village, which is seven miles from Norwich city centre, is also home to a church, village hall, school and golf club.
