Masterplan for 480 homes, community park and BMX pump track on huge Nuneaton site

A masterplan shows what 480 homes, a community park and a BMX pump track will look like on a huge Nuneaton development. It forms part of the massive Top Farm site off Higham Lane, which also includes the new Higham Lane North Academy school.

Outline planning permission has been given for 1,700 homes on the site back in May 2022 but individual 'reserved matters' applications have to be made for each of the housing developments on the site.

So far, a 151 home reserved matters application has been approved, and works are due to start within weeks. The latest application, for 480 homes, is the largest so far.

It has been submitted to the borough council by Develop Warwickshire LLP, and includes details about the design of the homes planned. It also explains that vehicular access will be from the much anticipated Northern Link Road off Higham Lane.

This road will eventually link all of the new housing developments from Weddington along to Higham Lane and down to the Longshoot. Part of phase one is the eastern section of the road at Top Farm.

The application also details plans for a new community park on the housing estate. It says there will be play equipment areas including a teen ‘hangout area’, a BMX pump track, adult assault course, green gym and three ‘Play on the Way’ areas purposely designed for young children. The teen hangout area includes an open sided shelter with integrated seating, a swing set and ‘Loungabout’ cargo netting.

The BMX pump track will include an undulating circular track for BMX bike riders. The adult assault course consists of a circular track with various types of obstacles.

The green gym includes seven separate green gym equipment stations: pull up bars, stationary cycling,and treadmills. The ‘Play on the Way’ areas include a sand pit, clamber boulders, a tunnel mound, stepping logs, balance beams and seating.

Planning officers at the Town Hall are now looking at the reserved matters application and, as part of this, public consultation is held. People can view the plans on the council's website, by searching in the planning applications section for reference 040330.

The deadline for all comments is July 1 and the target date for a decision to be made on the application is September 6.
