A stretch of land with its own stream, fishing rights and development potential has come on the market. The 5.3 acre patch of woodland lies at the entrance to the seaside village of Portreath, near Redruth.

The currently undeveloped site, known as The Valley Floor, is located to the south of Penberthy Road and sits between the coastal village of Portreath to the west and the smaller settlement of Bridge to the east, and is dissected by Portreath stream. While the site sits beyond the two settlements, the residential development in the area forms a hamlet known as Bridge Moor.

It is due to be auctioned off with a start price of £30,000 next month. On its website, auction house Connect UK Land Auctions, said the Valley Floor is also the longest auction lot in UK auction history as it includes nearly 1.8 miles of river running at the back of properties all the way down to the sea at Portreath.

A spokesperson for the auction house said: "Nestled between the charming coastal village of Portreath and the quaint settlement of Bridge, it’s rich with potential and natural beauty, and the river flowing through makes an ideal spot for fishing enthusiasts.

"Despite its peaceful ambiance, the site is conveniently situated near key settlements, forming part of a small hamlet known as Bridge Moor."

The spokesperson added: "This strategic land offers a myriad of possibilities for prospective buyers. Given its excellent location and the current market trends, the land holds significant potential for future development.

"Whether you are considering residential projects, recreational facilities, or other innovative ideas, this land presents a blank canvas ripe for opportunity. However, it is crucial for prospective purchasers to rely solely on their own enquiries to explore and secure the necessary consents.

About the development potential the Portreath site represents, Connect UK Land Auctions added: "Cornwall is renowned for its stunning landscapes, rich cultural heritage, and thriving tourism industry. Investing in land in this region not only promises potential financial returns but also the satisfaction of owning a piece of Cornwall’s natural beauty.

"Whether you envision developing a new community hub, a recreational retreat, or a sustainable eco-friendly project, this land provides a gateway to numerous possibilities."

The auction sale will take place on June 20. For more information visit https://connectuklandauctions.co.uk/property-details/sales/the-valley-floor-portreath-redruth-cornwall-tr16-4qw/505589/
