'Rare' Leicester land in 'highly desirable' location smashes estimates at auction

Land in a “highly desirable” Leicester location has smashed expectations at auction. Would-be buyers were urged to take an interest in the “rare” land which boasted much development potential.

The deal centred on land to the rear of St Johns Road in Leicester’s Stoneygate. The site already had permission for a “large” four-bedroom detached house, with auctioneers labelling the area as a “highly desirable” part of Leicester.

SDL Property Auctions branded the deal a “rare” opportunity as would-be buyers would not be forced to act upon the planning permission, leaving the space open to be used for other purposes.

For those wanting to keep the planning permission in check, the “ideal location” could be transformed into a four-bed home with two en-suites bathrooms, kitchen/diner, study and playroom. The transformed site would also boast a “good sized” garden and “ample parking”.

SDL Property Auctions said the site, which is directly accessible from Laureston Drive, had great transport links. Future occupants could also make the most of Stoneygate’s “fashionable” shopping areas, with Clarendon Park also close by.

Expectations were high for the site at auction, with a guide price of £275,000 plus fees set. The Stoneygate land smashed expectations, with the site eventually going for a price of £306,000. More information can be found on the SDL Property Auctions website.
