Roadside restaurant with one of Wales's best views gets auction date and price cut

An auction date has been set for a restaurant site with one of the best views in Wales - with its guide price also slashed. The elevated Clwyd Gate Inn is in a picture perfect setting on the A494 and looks across the Clwydian Hills - with the mountains of Eryri also in view.

Despite its setting the place near Llanbedr Dyffryn Clwyd closed in 2017. It went on the market in 2022 and sold signs later appeared on the site.

It has since undergone a "major programme of restoration and refurbishment" but has remained shut. Earlier this year it was listed on an ongoing online auction site for £520,000.

Now the property will go to auction with Allsop on May 2. Its new guide price is for offers over £385,000. There are hopes it could now be snapped up and finally be reopened.

The agents described it as an "outstanding and magnificent opportunity to purchase a truly unique restaurant bar with breathtaking views, ample parking, customer toilets and space for commercial kitchen".

They added: "The restaurant is set in an elevated position with an open aspect to the A494 with constant passing trade With the historic market town of Ruthin within four miles, schools and clubs surrounding the business a marketing strategy could be implemented such as setting up tasting stalls or offering afternoon teas.

"This would not only bring in new customers to the business, but it would also reduce any produce wastage costs. Opportunity to create partnerships with the local schools and businesses to cater for school discos or children's parties,or work functions."

The site includes a 70 cover restaurant, bar area and snug.
