Traditional Bristol pub with 'perfect beer garden' is put up for sale

A much-loved pub in a Bristol neighbourhood is on the market for the first time in decades. The Mouse in Westbury-on-Trym, which boasts one of the best beer gardens in the city, is looking for a new buyer to take over the lease as long-time landlords Billy and Elaine Monaghan call time.

Elaine told Bristol Live: "We have put the pub on the market as we're retiring from the pub trade after 20 amazing years in The Mouse and also running pubs in London. We will really miss The Mouse as Billy and myself have brought up our children Andrew and Lauren and have made some amazing friends.

"It's time for someone else to start their new chapter in The Mouse, they won't regret it. It is an amazing pub set in a lovely area of Westbury-on-Trym, with an amazing beer garden which has won loads of awards."

Agents at Sprosen Ltd, which is listing the property, describe the opportunity as a "superb public house in a sought-after Bristol location". They say this is the first time it has been available for 20 years.

According to their brochure the pub "benefits from a working fire and has many original features" and is "traditionally decorated". There is fixed seating for 16 people and loose seating to accommodate a further 70. It adds that there is "vertical drinking" space for a further 20 customers.

Quiz nights and live music are said to "feature heavily in the pub" and there are also three flat-screen televisions where TNT and SKY Sport fixtures are screened. Outside there is an "extensive garden which can seat up to 100 customers, with beautiful views across the surrounding area" including Blaise Castle and Henbury Golf Course.

The listing clarifies that the buyer will take on a renewable lease, with eight years remaining with Red Oak Taverns. The £63K fixed listing price is for the assignment and includes "the inventory, leasehold property and goodwill", with a note that this sum will be "plus rent deposit payable to the landlord and stock at valuation".

Internal space not accessible to customers includes a fully-equipped commercial kitchen, a downstairs cellar and upstairs living accommodation with three bedrooms. Live sports, Sunday roasts and well-kept beers are among the attractions that punters frequently praise online, with a 4.6 star Google rating based on hundreds of reviews.

One recent visitor wrote: "Lovely pub friendly staff. And excellent Sunday roast. My daughter had cheese [panini] with chips and salad. Excellent pint of Butcombe. Dog had plenty of treats and made a fuss of. Would definitely recommend this pub. Will be back to visit soon."

Another reviewer, who stopped by in summer to make the most of the outdoor space, commented: "Cosy little pub, super friendly staff (owner makes a proper cuppa) great traditional pub food. Ham, egg, chips and peas done properly.

"Best bit is the garden area. Great view and plenty of nice plants, perfect summer beer garden. Nice to see some some good beers on tap like Butcombe."
