Cheapest places to live named for England where average property costs under £100k

Owning a home seems completely impossible for many people. Rising house prices over the last few decades has meant that now people aren't able to start settling down in a home they own until they're almost 40 - and that's if they're lucky.

It's especially challenging in London, where average house prices in March 2024 were £500,000, according to the ONS. But not everywhere in the UK is quite as expensive. New data has found where the cheapest places to live in England are, with the top 10 places all coming in at under £100,000.

While it may be hard to believe for weary Londoners, the cheapest place to live in England has average house prices of just £45,625. This is Middlehaven, in Middlesborough, North Yorkshire. Also featuring on the list is Grimsby, Hull, and Sunderland City Centre, all of which have average house prices of far less than Londoners could even dream of paying.

The data has broken down each area by postcode. You can find the average sale price for every postcode area in the country using our interactive map above.

Middlehaven - TS2

The postcode TS2, which covers Middlehaven in North Yorkshire, has been named the cheapest place to live in England. While it should be noted that this postcode also saw just four sales recorded.

However, with houses averaging just £45,625, it's worth bringing up Rightmove and having a look at the area. It's the oldest part of Middlesbrough, north of the current town centre.

The area is home to Middlesbrough College, the biggest college in Teesside as well as the Riverside Stadium, where Middlesbrough FC play. However, on Rightmove, there are currently just four properties available to purchase in the TS2 postcode.

One is a three bedroom house with two kitchens, and being sold for just £55,000. Another three bedroom end of terrace house is on the market for £75,000, but one two bedroom house is on offer at just £10,000 - though it's currently boarded up and will need renovation work done.

Middlesbrough town centre - TS1

Just south of Middlehaven is the second-cheapest place to live in England - Middlesbrough town centre. Average house prices in TS1 are £69,157.

Middlesbrough is the largest town in Tees Valley area and comes from an industrial background. The TS1 postcode spans the high street and up to the A66.

Houses on offer on Rightmove range from £88 for a two bedroom terraced house to a £350,000 ten bedroom house perfect for students.

Grimsby - DN31

Third on the list is Grimsby, a port town where house prices average £77,951. The Lincolnshire town has a long history as a fishing port, and is close to Cleethorpes Beach and the Lincolnshire Wolds.

But while the area boasts a tight-knit community, job opportunities have reduced a lot in recent years. Grimsby has seen a decline in its traditional fishing industry, which has impacted the local economy.

However, there are still job opportunities in various sectors, including healthcare, logistics, and manufacturing. Grimsby also has good transport links, with easy access to major roads and nearby cities such as Hull and Lincoln.

On Rightmove, properties are selling from anywhere between £45,000 for a two bedroom terraced house up to £85,000.
